Description
The incumbent researches and evaluates zoning codes and zoning information, reviews applications for permits to determine compliance with zoning requirements and subdivision codes, recommend code amendments, acts as staff support for the Board’s decisions and researches and evaluates areas regarding possible rezoning. The Zoning Administrator also assists with development of short-range planning projects and grants. Work is performed under the direct supervision of the Planning and Zoning Manager.

  • Consulting with general public in person or by telephone. Explaining applicable codes and regulations for development proposals, describing procedures for processing permits and applications
  • Coordinating permit process activities with other departments. Providing information on upcoming permit applications and status of existing applications
  • Completing special projects, including research on zoning issues and comprehensive plans, and creating computerized forms, charts, graphics, GIS mapping and other visual aids
  • Reviewing and approving property plats for compliance with zoning and subdivision codes
  • Reviewing and approving preliminary and final plats for compliance with zoning codes, subdivision codes and street numbering policy
  • If required for a rezoning this position supervises the receipt and review of hydrology plans, parking plans, civil design and construction plans, site plans, landscaping plans, erosion and sedimentation and pollution control plans, grading plans, floodplain management/flood damage prevention plans, tree conservation plans and all other plans required or allowed by the zoning and development ordinances;
  • Assist with accepting, processing, and maintaining zoning application forms; reviewing and evaluating re-zonings and permissive uses. Preparing and reviewing Zoning Board of Appeals applications and assisting to verify and prepare legal ads; preparing staff reports and recommending staff actions
  • Checking development sites for zoning compliance, including but not limited to zoning conditions and buffering
  • Verifying zoning on individual parcels of land as requested; certifying official copies of zoning codes
  • Attending public hearings and other meetings as directed, to provide staff comments and technical data, possibly some weekends.
  • Working with 2020 census officials in reviewing maps and census data, providing census data to public and other departments as requested
  • Assists with, and is backup to, the Planning and Zoning Manager for Planning and Zoning Meetings as well as Variance meetings. Helps to supervise the preparation of the Community Planner staff reports for these meetings and ensures compliance with the Open Meetings Act
  • Performing other duties as assigned

  • Bachelor’s degree or higher from an accredited college or university with major field of study in Urban Planning or related discipline
  • Minimum of two years professional work experience in related field
  • An equivalent combination of education and experience may be considered
  • Minimum 18 years of age or older
  • AICP Certification desirable
  • Possess and maintain a valid Georgia Driver’s License (Class C) and a satisfactory motor vehicle record (MVR)

  • Knowledge of right-of-way records, zoning classifications, and county ordinances
  • Knowledge of site planning and urban design principles and practices
  • Knowledge of zoning, planning and land use laws, rules and regulations

Salary Range
$53,164.80 – $87,721.92 annually, ($25.5600 – $42.1740 hourly) plus full benefits package
