SUMMARY:FREE Webinar – First Steps in Responding to Critics and Reframing Planning
DESCRIPTION:Have you found yourself in the past year in the awkward position of trying to defend our profession? If not\, it is very likely you will as local governments continue to look for ways to save money in the face shrinking revenues. Now is the time to prepare. Be proactive and take advantage of a free webinar currently being offered by APA entitled “First Steps in Responding to Critics and Reframing Planning.” Part of APA’s communication boot camp\, this is the first in a series of sessions that is aimed at empowering planners to build and maintain support for planning. \n Registration is available on the APA website\, and the first session will be held this Friday\, on November 4 at 2 PM EST. If you cannot take advantage of this opportunity this Friday\, the session and all Communications Boot Camp webinars and how-to guides will be archived and made accessible to members on APA’s website. \n It is time for us to reframe the discussion about planning\, and to stress that we are part of the solution\, not part of the problem. Learn how to be an active participant in that discussion\, particularly now\, before the State Legislature goes back into session and local governments start to craft their budgets for the coming year. \n REGISTER HERE.

SUMMARY:Real Estate Finance from Simple to Complex (CM Approved)
DESCRIPTION:This webinar will parse the fundamental components of real estate finance so that participants will better understand the financial pro formas that real estate developers present to planners and economic developers when seeking public approvals for projects. Three finance exercises involving realistic real estate developments will then be conducted. The first will demonstrate a simple project involving equity and debt but that does not involve public participation. The second will be a project that requires a public-private partnership and the consequent effects on the finances of both parties. The third will get a little more complicated as an urban redevelopment project involving not only a public-private partnership but also tax credits and tax increment financing\, demonstrating the impacts on the financial pro forma and the economic value of the investment to the developer and\, separately\, to the public entity. \nThis webcast is sponsored by the Economic Development Division. \nREGISTER ONLINE
